Built in the 1800's by a Captain Morgan, this is a lovely example of a beautiful seaside property in Aberdyfi.
Once purchased, the new owners were keen to modernise the property whilst maintaining the character of the house. The property had been renovated some years previously, but from the start it was obvious that a number of ceilings, floors and walls were showing signs of distress and needed to be re-worked.
With the removal of the internal walls and ceilings it became evident that major structural work was required.
We contacted a local structural engineer to provide us with the calculations and plans to improve the integrity of the building, and bring it in-line with current Building regulations.
As with many properties in Aberdyfi, damp was a major problem, due to the structure and location of the house, which backed on to a large rock face. Using the latest damp proofing and drainage systems, we were able to neutralise most of the damp problems, which had plagued the property for many years.
Along with a new roof, windows and doors, the property had two new bathrooms installed, a new gas central heating and pressurised water storage system, slate flooring, with electric under floor heating, a new kitchen, external stone paving and complete redecoration.
